Two Possible Paths

When starting a building project, there are two possible paths from which to choose:

1) Integrated Design Approach - Contractor is selected prior to design phase.  This results in the whole building team working together as a unit from start to finish.  Bringing the contractor to the table from the start means more opportunities for value engineering and systems integration to give you the optimal route to your goal...your building!

2) Linear Design Approach - Contractor is chosen after design is already complete.  This often results in selecting a contractor based on lowest price.  When this happens, there are several unknowns.  Which contractor included ALL necessary specifications in its price?  Which contractor presented plans that will bring the best long-term value?  Which contractor truly has your best interests in mind?  Which contractor will stand behind its work?

When we begin a conversation with you, we want to hear from you which building process is the best fit for your project.  DesignBuild might be a good fit for you, or another process like Partnering may be a better choice.  If you are already confident in your building plan and don't want to make any changes, a bid process may be appropriate.  No matter which process you choose, we want to ensure that you are involved in making the value trade-off decisions that inevitably arise as plans develop.  Our Integrated Team Approach follows the integrated design approach outlined above and will take you through several steps on your way to the building you envision.

1) Understand your unique wants and needs.  There's a little bit of architect in everyone.  We'll help draw that out and truly hear your hopes and goals for your project.

2) Investigate various building processes to determine which one is the best fit for your expectations and project requirements.

3) Adapt the best-fit building process determined in step 2 to your project.  There may be pieces of a selected process that aren't optimal for your needs.  Adjust and tweak the process until it satisfies the specifics.

4) Launch the building process!
